57 East is a big project, and it’s natural to have questions. This site is the easiest place for Newnan residents to verify what’s happening: who pays for it, what’s being built, and when.
57 East is a privately led development by Caldwell Development Investments.
The primary 57 East property is currently being leased from the City of Newnan while site development, infrastructure, and roadway work are completed. The development agreement includes the future purchase of the property after that work is complete. The former Coweta County Administration Building property at 22 E. Broad Street has also been acquired for the future Deck at 57 parking project. 57 East is not a City of Newnan development project. The City reviews and approves plans through its normal development process, while the 57 East team manages the development itself.

57 East is a privately funded development. It is not a City of Newnan project and is not paid for with taxpayer money. Public infrastructure may eventually be dedicated to the City, but the development itself is privately funded.
The Deck at 57 provides structured parking as part of the project, designed to keep Downtown walkable.

57 East reimagines the former Caldwell Tanks property on East Broad Street, a working industrial site for generations, as a new mixed-use destination rooted in Downtown Newnan.
It's being designed for the way people actually use a downtown: walkable, human-scaled, and connected. Local food, retail, and gathering space sit alongside loft residences and a boutique hotel, all tied together by greenspace and a direct link to the LINC trail network.
This is a private investment in a public idea: that Downtown Newnan deserves a place where the whole community can gather.
