Why the Parking Spaces Along East Broad Street Are Closed

If you have driven or walked past 57 East recently, you may have noticed that the temporary construction fence now extends around several parking spaces along East Broad Street.

We know parking matters in Downtown Newnan, so we want to explain what changed and why.

These spaces are part of the 57 East construction site

The parking spaces currently behind the fence are scheduled for removal as part of the approved 57 East civil site plan.

This portion of the property will be reconstructed to create one of the new vehicular access points into and out of 57 East. The existing curb, sidewalk, pavement, striping, and related infrastructure in this area are planned for demolition and reconstruction.

Because demolition work is approaching, the construction fence has been extended to include this area. The fence helps keep the public outside an active construction zone and reflects the fact that these spaces are not part of the permanent parking configuration moving forward.

These spaces were not temporarily blocked simply to create more room for construction equipment. They are being removed as part of the planned redevelopment of the site.

Why close them now?

Site development happens in stages.

Before new entrances, roadways, utilities, sidewalks, landscaping, and buildings can be constructed, existing improvements that conflict with the new site plan have to be removed.

Closing this area now allows our construction team to prepare for that work safely and continue through the planned site-development sequence.

We understand that losing even a small number of spaces can be noticeable in a busy downtown. We do not take that inconvenience lightly. This work is necessary to create the permanent access, circulation, and infrastructure that will serve 57 East.

57 East is a private development

We also want to clear up an important point about the project itself.

57 East is a privately led development. It is not a City of Newnan development project.

The property is currently being leased from the City as part of an agreement that ultimately includes its purchase for redevelopment.

Like other private developments in Newnan, the project's civil plans were reviewed and approved through the City's development process. Our construction team is now performing the work shown on those approved plans.

The City of Newnan is not managing the development or making day-to-day construction decisions for 57 East.
