What Does “Mixed-Use” Mean at 57 East?

What Does “Mixed-Use” Mean at 57 East?

The 57 East master plan brings together dining, retail, loft living, office, medical, hospitality and gathering spaces in one connected Downtown Newnan district.

What does “mixed-use” actually mean? Learn how 57 East is bringing dining, retail, loft living, office, hospitality and gathering spaces together in one walkable Downtown Newnan district.

What Does “Mixed-Use” Mean at 57 East?

If you've been following the progress at 57 East, you've probably seen us use the phrase mixed-use development.

But what does that actually mean?

Simply put, mixed-use development brings several types of spaces together within one connected area rather than separating homes, restaurants, offices, shops and other destinations into completely different parts of town.

At 57 East, that means creating a new district in Downtown Newnan where people can eat, work, stay, shop, live and gather within the same walkable setting.

More Than One Building. More Than One Use.

57 East is not planned as a single-purpose development.

The overall district is being designed to include a mix of uses that complement one another throughout the day and week.

Plans for 57 East include:

  • Restaurants and dining

  • Market 57, a planned food hall and gathering destination

  • Retail and commercial spaces

  • Loft-style residential living

  • Office space

  • Medical space

  • A planned Courtyard by Marriott

  • Outdoor gathering and green spaces

  • Supporting parking and infrastructure, including the planned Deck at 57

Some buildings are also planned to be mixed-use themselves, with commercial spaces at street level and loft residences or other uses above.

That combination is an important part of what makes 57 East a district rather than simply a collection of individual buildings.

Mixed-Use Isn't New to Downtown Newnan

While the phrase mixed-use development may sound modern, the idea behind it is anything but new.

Historic downtowns were built this way long before the term became common in development and planning.

Walk through Downtown Newnan today and you'll find restaurants beside offices, shops beneath upper-floor spaces, sidewalks connecting businesses and public areas, and destinations close enough to reach on foot.

57 East is being designed with that same basic pattern in mind.

Rather than creating an isolated development surrounded by large parking areas, the goal is to extend the walkable, storefront-oriented character that already defines Downtown Newnan.

Designed as an Extension of Downtown

57 East sits on the former Caldwell Tank property at 57 East Broad Street, just east of Downtown Newnan's historic core.

The site's industrial history remains part of its identity, including the existing water tower that has long served as a recognizable landmark.

As the property is redeveloped, the goal is not to erase that history or create something disconnected from its surroundings.

Instead, 57 East is being planned as an extension of Downtown Newnan, with architecture, streetscapes, building placement and gathering spaces intended to feel connected to the community already around it.

Why Combine Different Uses?

A mixed-use district works differently from a development built around only one activity.

A restaurant may be busiest in the evening.

An office may bring people into the district during the workday.

Residents create activity beyond normal business hours.

A hotel introduces visitors.

Retail, medical offices, events and gathering spaces each add another reason for people to be there.

Together, those uses can create a place that remains active throughout more of the day instead of becoming busy for only a few hours at a time.

That variety is one of the reasons mixed-use development works particularly well in downtown environments.

Creating Places Between the Buildings

The buildings are only part of the plan.

Sidewalks, landscaping, outdoor seating, gathering areas, pedestrian connections and green space all help determine whether a district feels like a place people actually want to spend time.

That's an important distinction for 57 East.

The goal isn't simply to construct buildings on the former Caldwell Tank site. It is to create a connected part of Downtown Newnan where the spaces between the buildings matter too.

A place where you might grab lunch, walk to another business, meet someone outside, stay for dinner or attend an event without needing to leave the district between each stop.

What Will Be at 57 East?

Some pieces of 57 East are already defined, while others will continue to develop as construction progresses and businesses are announced.

Current plans include a combination of dining, retail, residential, office, medical, hospitality and gathering uses across the property.

Specific tenants, leasing opportunities, opening dates and other details will be announced as they are confirmed.

That distinction matters. A master plan establishes how the district is intended to function, but individual spaces continue to evolve as the project moves from site development into vertical construction and leasing.

Building a New Part of Downtown Newnan

Ultimately, mixed-use is less about a development label and more about how a place works.

57 East is being designed so that living, working, dining, visiting and gathering aren't separated from one another.

They're part of the same district.

As construction continues, we'll keep sharing more about the individual buildings, businesses, public spaces and infrastructure that will eventually make up 57 East.

Because when we talk about Downtown Newnan's Gathering Place, we're talking about more than what gets built.

We're talking about what happens there.
