Site Development Underway at 57 East
If you have passed 57 East Broad Street recently, you have probably noticed that the property is beginning to look very different.
Construction is officially underway at 57 East.
Crews are now working through the site development and infrastructure phase on the former Caldwell Tanks property, moving the project from plans on paper to work on the ground.
What does "site development" mean?
Before new buildings can go vertical, the property itself has to be prepared for them.
This phase includes work such as:
- Demolition and removal of existing site improvements
- Grading and earthwork
- Stormwater and drainage infrastructure
- Water and sewer utilities
- Electrical and other utility coordination
- New internal roadways and access points
- Curbs and sidewalks
- Preparation for future building pads and public spaces
Some of this work will be easy to see from East Broad Street. Other parts, especially underground utilities and drainage, may disappear from view once they are complete.
It may not look like the finished 57 East just yet, but this is the work that makes everything else possible.
What comes after site development?
57 East will be built in phases rather than all at once.
The master development is planned to include Market 57, restaurants, boutique retail, residential lofts, office and commercial space, greenspace, a hotel, and new pedestrian and vehicle connections throughout the property.
Vertical construction will follow as individual portions of the development move forward.
Because schedules can change as construction progresses and tenants are finalized, we will publish dates and project milestones when they are confirmed.
Why is the site changing so much?
The former Caldwell Tanks property was developed for a very different use.
Creating a walkable mixed-use district requires changing how vehicles, pedestrians, utilities, drainage, buildings, and public spaces move through and connect across the site.
That means portions of the existing pavement, curbs, sidewalks, utilities, and other infrastructure will be removed or reconstructed according to the approved civil site plan.
As construction progresses, you may also see fencing and access points move to accommodate different stages of work.
A private development in Downtown Newnan
57 East is a privately led and privately funded development. It is not a City of Newnan development project.
Like other private developments in Newnan, the project's plans go through the City's required review and approval process. Construction then proceeds according to those approved plans.
