Something new is taking shape at 57 East Broad Street.

57 East is the privately led redevelopment of the former Caldwell Tanks property in Downtown Newnan, Georgia.

The goal is to turn a long-standing industrial site into a walkable mixed-use district that feels connected to the downtown around it rather than separate from it.

What is planned for 57 East?

The overall development is planned to bring together a mix of uses, including:

• Restaurants and food concepts
• Boutique retail
• Residential lofts
• Office and commercial space
• Greenspace and outdoor gathering areas
• A hotel
• New pedestrian and vehicle connections
• A connection to the LINC trail network

One of the central pieces of the development will be Market 57, a food hall and gathering place designed to give people another reason to spend time on this side of Downtown Newnan.

The project will be built in phases, so not everything shown on the master plan will arrive at once.

Why this site?

57 East gets its name from the property's East Broad Street address.

The site was formerly home to Caldwell Tanks and has been part of Newnan's industrial landscape for generations. Rather than treating that history as something to erase, the development is being designed as the next chapter for the property.

The original water tower remains one of the site's most recognizable landmarks and a connection to what came before.

Where does the project stand?

The first major work at 57 East is site development and infrastructure.

Before buildings can go vertical, the site requires demolition, grading, utility work, new access points, roadway improvements, sidewalks, drainage, and other civil construction.

That means some of the earliest progress may look less exciting from the street. Dirt moves. Pavement disappears. Utilities are installed. Fences move.

But that work creates the framework the future buildings, streets, greenspaces, and businesses will rely on.

Is 57 East a City of Newnan project?

No.

57 East is a privately led development, not a City of Newnan development project.

The property is currently being leased from the City under an agreement that ultimately includes its purchase for redevelopment.

Like other private developments in Newnan, plans for 57 East go through the City's normal review and approval processes. The civil site plan has been reviewed and approved, and construction is proceeding according to those plans.

The City is not managing the development or making its day-to-day construction decisions.
